Dubai residential project launch activity moderated in Q2 2026, although launch momentum strengthened towards the end of the quarter.
A total of 41 projects comprising 10,138 units were launched, compared with 93 projects and 32,000 units in Q1 2026. June recorded the quarter’s highest monthly activity, with 4,013 units launched across 17 projects.
Launch activity was concentrated in the mid-market segment, with units priced between AED 1,200 and AED 1,800 per sq.ft. accounting for more than 50% of the total residential supply launched during the quarter.
