Dubai recorded 8 residential project launches in April 2026, totalling 1,465 units. Apartments accounted for 70% of launched inventory, while villas represented 30%. Average launch pricing stood at AED 1,968 per sq.ft, with project pricing ranging between AED 950 and AED 3,975 per sq.ft. Projects priced between AED 1,800 and AED 3,000 per sq.ft accounted for 53% of launched units, followed by projects priced between AED 1,200 and AED 1,800 per sq.ft at 23%. The 598 unit Damac Hills project represented 41% of April’s launched inventory, while the remaining seven launches together contributed 867 units. This points to a leaner launch month, with overall activity driven by a limited number of recorded projects.
