Dubai recorded 2,572 office sales transactions in H1 2026, up 38% YoY, while transaction value increased 196% to AED 15.81 billion.
Off-plan offices accounted for the majority of monthly transaction volume throughout H1 2026, with their share ranging from 57% to 75%. Activity was concentrated around specific projects in locations including Al Sufouh First, Business Bay and Dubai Maritime City, while ready sales remained concentrated in established office locations.
Average transaction value increased from AED 2.86 million to AED 6.15 million YoY. Average office sales prices reached AED 2,199/sq.ft in June 2026, 20.1% above June 2025, while remaining broadly stable through Q2.
On the supply side, around 1.13 million sqm of office space is scheduled between 2027 and 2030, with 86.2% expected from 2028 onwards.
