Dubai residential sales transactions moderated in H1 2026 compared with H1 2025 across both off-plan and ready segments.
Total sales transaction value reached AED 225.7bn, down 16% year-on-year. Off-plan remained the dominant segment at AED 168.2bn, while ready transactions totalled AED 57.5bn.
Transaction volume reached 81,861, down 14% from H1 2025. Off-plan transactions declined 8%, while ready transactions recorded a sharper 26% decline.
The H1 comparison reflects softer market activity than the same period last year, while average transaction prices per sqft remained above corresponding 2025 levels from January through May across both off-plan and ready segments.
