Dubai residential transaction activity moderated in Q2 2026 compared with Q1 2026. Sales reached AED 87.94 billion across 36,620 transactions, representing QoQ declines of 36.0% in value and 19.0% in volume.
The quarterly decline was more pronounced within villa transaction activity. Apartment transaction value and volume declined by 23.8% and 12.2%, respectively, while villa transaction value and volume fell by 51.1% and 47.8%.
Average prices moderated to AED 1,791 per sq ft for apartments and AED 2,325 per sq ft for villas. However, June prices remained 1.2% higher year on year for apartments and 5.7% higher for villas.
Luxury transactions accounted for 27.2% of total sales value from 2.9% of transactions, while 11,888 residential units were completed during the quarter.
